No. You add properties the way you'd write them in a spreadsheet — address, price, units, maintenance — and the map, rent autofill, and model do the heavy lifting. Drawing a neighborhood is just clicking points on the map.

Yes. **Starter** includes one collection and **Pro** includes unlimited collections — one per region you scout — each with its own properties, neighborhoods, and reference rents. Switch between them from the sidebar.

Prop Scout is paid after a 7-day free trial — no card required to start. Three plans: **Starter** is $10/month or $100/year for one collection (market), **Pro** is $30/month or $300/year for unlimited collections, and **Team** is $40/month for the first 4 seats, then $10/month for each extra seat — one bill covering the whole organization (4-seat minimum). Yearly plans are 2 months free. You can cancel anytime from your account's billing page, and Stripe handles payments.

Paste a property from a listing, import from Zillow, Realtor.com, or flexmls, or bulk-import a JSON export from a spreadsheet — all from the Properties page. Reference rents can be pasted in bulk too, and geocoding happens automatically.

Anywhere in the US. The app isn't tied to one market — you organize your scouting into separate collections (one per region), and reference rents and drawn neighborhoods anchor your estimates in whatever market you're scouting. Milwaukee is only where the starter data happens to come from.

You do. Properties, reference rents, neighborhoods, and notes are scoped to your account and used only to run the app for you. Prop Scout doesn't sell your data or publish your listings — it's a private tool, not a marketplace.

Prop Scout ships three free import helpers — one for Zillow, one for Realtor.com, and one for flexmls. Install a userscript manager (such as Tampermonkey) once, run the helper on the site you're browsing, and paste the copied results into the app. Candidate listings land in Properties and rent comparables land in Rent References — no manual data entry, and geocoding happens automatically. Prop Scout lets you share a curated shortlist with a realtor through a private link — no account needed on their side. On the shared list they can mark a property visited, rate it 1–5 stars, flag whether each unit's rent range is accurate (proposing a corrected range when it isn't), enter the actual tenant rent, add a note, and upload photos or videos with a label and description. You control which of those a realtor can do, per shared list, and everything they report appears on the property's Realtor feedback section, attributed to that list — where you can apply a realtor's suggested rent range in one click.

Yes. The **Team** plan lets you invite teammates — invites are sent by email and each member gets access to the collections you choose, with read-only or edit access per collection. One bill covers the whole organization: pricing is per seat, with a lower per-seat rate once you reach 5 or more members. Members don't sign up or pay separately — the organization's subscription covers them. Every property, comparables list, and note records who created or last edited it, so you can always tell who changed what.
