Do I need real estate or GIS experience?

No. You add properties the way you'd write them in a spreadsheet — address, price, units, maintenance — and the map, rent autofill, and model do the heavy lifting. Drawing a neighborhood is just clicking points on the map.

Can I track more than one market?

Yes. **Starter** includes one collection and **Pro** includes unlimited collections — one per region you scout — each with its own properties, neighborhoods, and reference rents. Switch between them from the sidebar.

How does pricing work?

Prop Scout is paid after a 7-day free trial — no card required to start. Two plans: **Starter** is $10/month or $100/year for one collection (market), and **Pro** is $30/month or $300/year for unlimited collections. Yearly plans are 2 months free. You can cancel anytime from your account's billing page, and Stripe handles payments.

How do I get my data in?

Paste a property from a listing, import from Zillow or Realtor.com, or bulk-import a JSON export from a spreadsheet — all from the Properties page. Reference rents can be pasted in bulk too, and geocoding happens automatically.

Where does Prop Scout work?

Anywhere in the US. The app isn't tied to one market — you organize your scouting into separate collections (one per region), and reference rents and drawn neighborhoods anchor your estimates in whatever market you're scouting. Milwaukee is only where the starter data happens to come from.

Who owns my scouting data?

You do. Properties, reference rents, neighborhoods, and notes are scoped to your account and used only to run the app for you. Prop Scout doesn't sell your data or publish your listings — it's a private tool, not a marketplace.

What is Prop Scout?

Prop Scout is a property-scouting decision tool for rental investors. You add candidate properties, and it models the numbers that matter — monthly cash flow (NOI), comfort price, payback period, and projected gain — then grounds your rent estimates in real market data so you can compare candidates and decide what's worth buying.

How does automated collection work?

Prop Scout ships two free userscripts — one for Zillow and one for Realtor.com. Install a userscript manager (such as Tampermonkey) once, run the scraper on the map you're browsing, and paste the copied results into the app. Candidate listings land in Properties and rent comparables land in Rent References — no manual data entry, and geocoding happens automatically.
